HOA board acts as Architecture Committee when one does not exist. Currently, there is a committee chaired by Joe Pulliam and all questions and requests for changes should be submitted to him at hartungfarmsboard@gmail.com.
It is recommended that preliminary drawings be submitted before the owner spends an excessive amount of time and money on completed drawings for architectural or landscape revisions or additions.
Architectural Review Committee consent shall be automatically revoked 90 days after issuance unless the work has been commenced or the property owner has applied for and received an extension of time from the committee. The following require review and written approval:
Preamble
Hartung Farms is a unique community for family living where the rural environment is enhanced and preserved. The natural resources of Willow Creek, a lake and woods are joined together by a continuous greenway system.
The primary concern of the Architectural Review Committee as established by the by-laws is to enhance the use and enjoyment of these amenities by the families living in Hartung Farms, to protect the physical properties of the homeowners and at the same time enhance the beauty of the Farms.
- Additions to structures, remodel of exterior and any features that have visual impact on exterior. This includes any outbuildings such as animal kennels, storage, garden structures including pool houses, gazebos, arbors and pavilions, decks, deck covers and roofs, paving and swimming pools.
- Setbacks to structures:
- Front (street) setback from property line:
- Interior lots: 40 feet
- Corner lots: 40 feet to shorter side of structure
- Corner lots: 20 feet to longer side of structure
- Side yard setback: 10 feet
- Rear yard setback: 15 feet
- Landscaping: Any planting of trees, hedges or major landscape features including, traffic control devices such as rocks and boulders. Trees and hedges on homeowners’ property (but not common land) may be removed without permission. Tree stumps must be removed to ground level or below.
- All privacy fences that enclose patios, swimming pools and the like must receive approval for material, height, design, color and location. Perimeter fences are discouraged, including hedges that act as fences.
- Roofs: Wood shingles or shakes and approved tile roofs are considered the most suitable. Additionally, materials that have the same appearance as wood shingles or shake may be acceptable with architectural committee approval. A limited number of fiberglass/asphalt composite shingles are permitted.
- Chimneys: Masonry is considered most suitable.
- House colors: No approval is required to repaint previously approved colors.
- Mailboxes: All mailboxes must be constructed to Hartung Farm’s standard, and no approval is required. See mailbox standard diagram.
- Heat Pumps: Placement or placement changes.
